How does selling at auction work?

Selling a property at auction is a fast, structured and legally binding route to sale.

Bidding takes place over a fixed period, and when the auction ends, contracts are exchanged immediately if the reserve price has been met. Completion then follows within 28 days.

What makes this process so effective is that everything is prepared upfront. Legal documentation and property details are all made available before bidding begins, so buyers know exactly what they’re bidding on. There’s no uncertainty in the outcome. When the auction ends, you know that your sale is secured.

Is auction the smartest way to sell your property?

Property auction isn’t limited to one type of property or situation. It’s often the best choice where a traditional sale hasn’t worked, or where a seller wants greater certainty and a clear route forward.

Many sellers consider auction for:

  • Situations where speed and certainty are essential
  • Certainty of outcome, without chains or renegotiation
  • Properties requiring refurbishment
  • Probate or inherited property
  • Land or development opportunities
  • Time-critical sales

The best way to understand whether auction is right for your property is through an auction appraisal, where you can discuss your circumstances and options in detail.

Our auctions explained

Most property auctions operate on an unconditional basis, sometimes referred to as a ‘traditional auction’.

This means that when the auction ends and the reserve price has been met, contracts are exchanged immediately – regardless of any defects or issues with the property.

For sellers, this provides complete certainty. Buyers are committed at the close of the auction, with legal preparation already completed and no scope for delays or renegotiation.

Certainty and speed

When the reserve price is met, a sale is agreed on the day, delivering a fast and definitive outcome.

Competitive bidding

Auctions often attract multiple buyers, which drives competitive bidding and strong sale prices.

Minimal hassle

With legal packs prepared in advance, the process is more streamlined than a traditional sale.

Transparency

Bidding is open and transparent, ensuring a fair and competitive sale.

Global audience

Online auctions allow your property to reach buyers well beyond the local area.

No legal fees

Through our panel of vetted and trusted solicitors, you can receive free conveyancing on your auction sale.
